Accessibility Statement

WCAG 2.1 AA, what we have fixed, what is still broken, and the phone number that gets you a mortgage without this website at all.

A mortgage is one of the largest financial decisions a person makes. A website that locks someone out of that decision is not an inconvenience — it is a door closed on a house. We take this seriously and we would rather tell you what is still broken than claim it is not.

1. Our commitment

Genesis Home Loans is committed to making this website usable by everyone, including people who use screen readers, magnification, voice control, switch access, or a keyboard alone. This is a legal obligation under the Americans with Disabilities Act, Section 508, and California’s Unruh Civil Rights Act — and it is also just correct.

2. Conformance status

WCAG 2.1 Level AA — substantially conformant

This site is designed and tested to conform to the Web Content Accessibility Guidelines (WCAG) 2.1, Level AA. “Substantially conformant” means most of the site meets the standard and the exceptions are listed in §4 rather than hidden.

We do not claim full conformance, because we test this site continuously and we have not yet closed every finding. Anyone claiming a large, calculator-heavy site is 100% conformant on every page, on every device, on every release, is guessing.

3. What we have actually done

  • Every image has alternative text, and every one of the 1,700+ decorative icons is marked aria-hidden so a screen reader does not read a list of meaningless shapes.
  • Every form input has a programmatic label. Every one — including the ones generated by JavaScript inside the calculators, which is where sites usually fail.
  • Every one of the 22 three-dimensional data visualisations carries a full text description. A screen reader hears the title, the unit of measurement, and every value in the stack — and each visualisation is mirrored by a colour-keyed legend of real, focusable buttons, so nothing is conveyed by colour or shape alone.
  • Colour is never the only signal. Every state carries a label or an icon as well.
  • Full keyboard operation. Every control, every drawer, every calculator. Drawers trap focus while open, close on Escape, and return focus to the control that opened them.
  • A skip-to-content link as the first focusable element.
  • Correct heading structure — exactly one h1 per page, no skipped levels.
  • Semantic landmarks and correct lang attributes, which switch to es when you read the site in Spanish.
  • Text resizes to 200% without loss of content or function, and reflows to a 320px viewport without horizontal scrolling.
  • Contrast meets or exceeds 4.5:1 for body text and 3:1 for large text and interface components, in every one of the site’s colour themes.
  • Motion respects prefers-reduced-motion. Nothing flashes more than three times a second, anywhere.
  • The entire site exists in Spanish — not machine-translated, written — because a language barrier is an access barrier.

4. Known limitations — honestly

5. Technical specifications

Accessibility here relies on HTML, WAI-ARIA, CSS and JavaScript. The site is a single-page application with client-side routing; every route has a real URL, a real title, and a real h1, and route changes move focus to the top of the new view. It degrades to readable content without JavaScript, though the calculators require it.

6. Assistive technology

This site is designed to be compatible with current versions of NVDA and JAWS on Windows, VoiceOver on macOS and iOS, TalkBack on Android, Dragon NaturallySpeaking, and browser zoom and OS magnification. It is tested in the latest versions of Chrome, Edge, Firefox and Safari.

7. If the site still does not work for you

You never have to use this website to get a mortgage from us

Not one thing on this site is required. Every calculator, every form, every page — all of it is optional. Call (408) 569-9288 and Adriana will do all of it with you, out loud, over the phone. She will run your numbers, read you the results, take your application verbally, and email or post anything you need in whatever format works for you.

There is no charge for this, no delay, and no difference in the loan you get. It is not a lesser path — for most of her clients it is the only path they ever use.

8. Documents and alternative formats

Loan disclosures, this site’s legal notices, and any document in your file are available on request in large print, plain text, accessible PDF, or read aloud to you, at no cost and without delaying your loan. Spanish versions of every page on this site already exist. Ask for what you need, in whatever way is easiest for you to ask.

9. Third-party content

Some content we link to — NMLS Consumer Access, government complaint portals, credit bureaus, mapping services — is outside our control and may not meet the same standard. We cannot fix theirs. We can, and do, provide an accessible alternative on our side for anything that matters: the address in plain text, a phone number that reaches a human, and a person who will read anything to you.

10. Tell us

If any part of this site is difficult or impossible for you to use, we want to hear it — and we will tell you what we are going to do and when.

What we promise back

We acknowledge every accessibility report within 2 business days and give you a substantive answer — what we found, whether we can fix it, and by when — within 10 business days.

If a fix will take longer, we tell you that instead of going quiet, and we give you a workaround in the meantime. If we cannot fix it, we will say so plainly rather than let you keep waiting.

11. Formal complaints

If our response does not resolve it, you may file a complaint with:

We will not retaliate against anyone who reports an accessibility barrier or files a complaint. Doing so is unlawful, and we would not want to work with a brokerage that did it either.

12. How we assess this

  • Automated testing on every release — every route, every view, checking labels, alt text, heading order, contrast, ARIA validity, duplicate IDs and keyboard reachability.
  • Manual keyboard testing of every interactive component.
  • Screen-reader testing of the primary journeys — home, programmes, calculators, booking, application.
  • Self-evaluation. We have not yet commissioned an independent third-party audit. When we do, we will publish the result here, including the parts we failed.

This statement was last reviewed on July 13, 2026 and is reviewed at least annually, and after any significant change to the site.
